Your building's compliance doesn't stop between audits. Neither do we. 

 

 Most buildings get audited once a year. For the other 364 days, no-one is watching whether the contractor showed up, fixed the defect, or completed the required service. Focus BRC changes that.

Annual audits tell you what happened. They don't prevent it.

 The traditional compliance model is built around a single annual event: the auditor visits, checks the records, and signs the Annual Essential Safety Measures Report. If problems are found, the OC finds out at that point — sometimes weeks before the certificate is due.

 A critical defect raised in March may still be open in November. No-one was watching.

 A contractor may miss quarterly services without consequence... until the audit.

Monitoring all year. Not just at annual certification


1)  We monitor your contractor  

Each quarter, we review your contractor's service records and maintenance logs, checking that all scheduled services have been completed on time and to standard. We don't rely on the contractor to tell us. We check independently. 


2) We track defects end to end 

Every defect raised is tracked through to closure. We monitor whether the contractor has addressed issues in the required timeframe, and flag anything unresolved. Critical items get immediate attention. 


3) We report to you quarterly 

You receive a clear two-page Quarterly Contractor Performance Report every three months. It shows compliance status, open defects, and a certification readiness verdict — so you always know where you stand. 


4)  We verify or sign certification  

When your annual certification date arrives, there are no surprises. We've been monitoring all year. The AESMR is signed by Focus BRC — an independent auditor with no financial interest in the outcome.

Every quarter, you receive a clear verdict on your building. 

The Quarterly Contractor Performance Report is a two-page document prepared by Focus BRC and delivered to your strata manager each quarter. 

How it's Measured:  Services completed on time divided by total scheduled services for the period. 

Why it matters: Answers the first question: are they actually showing up? 

How it's measured: Defects closed within the required timeframe divided by total defects raised. 

Why it matters: Are they fixing what they find or getting out-quoted?  Is the OC serious about safety?

How it's measured: Days open for any defect classified as critical. 

Why it matters: The single most important safety signal. A critical defect open for 90 days is a liability risk the OC needs to know about. 

 

How it's measured: Service reports submitted within 5 business days, as a proportion of total services completed. 

Why it matters: Proper records protect the OC. Missing documentation creates gaps that compromise certification. 

How it's measured: ESM assets inspected during the period divided by total assets on the building's permit. 

Why it matters: Contractors don't always service everything that's on permit. This catches scope gaps. 

How it's measured: Defects re-raised on the same asset as a proportion of total defects raised. 

Why it matters: If the same defect keeps reappearing, the rectification isn't working — or it wasn't completed properly.

  • Best for simpler buildings up to approximately 20 lots

  • Full monitoring of your contractor's service records and defect history

Compliance Oversight

For buildings where an existing contractor does the AESMR

  • Desk-based quarterly monitoring of contractor activity and documentation

  • Your contractor retains the AESMR — Focus BRC verifies independently

  • Directly addresses the 'who's watching the watcher?' gap

  • Site visits available as a fee-for-service addition
